The quoted prices are all-inclusive and cover labor, materials, and all required items for the entire project from start to finish. Any changes to the scope of work or additional items requested must be made through a formal change order process. Budget Allocation and Variations
In this construction contract, we understand the importance of flexibility while adhering to the agreed-upon budget. We provide homeowners with the opportunity to select specific items, materials, or features for their project, all while maintaining the overall project budget.
Initial Budget:
The original contract specifies a fixed budget for the project. This budget includes labor, materials, and necessary expenses to complete the construction as initially planned.
Allowance for Selections:
A portion of the budget is allocated as an "Allowance for Selections." This allocation is set aside for homeowners to choose items such as fixtures, appliances, finishes, or other customizable features.
Exceeding Allowance:
Should the homeowner choose items or make changes that exceed the allotted allowance, they will be responsible for covering the additional costs. Any increase in costs due to exceeding the allowance will be added to the original project total.

CONSTRUCTION CONTRACT

I. Parties

This contract is made and entered into on and specifies the terms of the agreement between Clayton Stiens and homeowners
whose address is to complete work to be done on the property located at .

The contract documents include the terms of this contract and, by reference, scope of work listed
below:


III. The Scope of the Work

The remodeling contractor(s) will furnish the labor and equipment necessary to complete the
alterations and improvements described above.


IV. Change Orders

All change orders must be in writing and signed by all the parties. The owners agree that changes resulting in the furnishing of additional labor or materials will be paid upon the completion of extra work. The owners agree that either of parties may initiate a change order, and that signatures by both parties will be required and binding. Any and all agreed and fully executed change order will be 100.00 plus the agreed upon extra cost for scope of work.

V. Site Conditions

The property owners acknowledge that this contract is based upon the remodeling contractor’s observation of conditions. Conditions which could not be known by a reasonable inspection, such as termite damage, hidden water damage, hidden code violations, or other concealed conditions, may require extra labor or materials, which are not part of this contract. If such hidden conditions are discovered, the remodeling contractor will notify the property owner within 24 hours and will attempt to reach an agreement for a change order to this contract that addresses those problems.


VI. Payment

The total payment will be applied as follows:

VII. Payment Schedule

50% payment upfront before contractor begins work
25% payment after drywall is installed
25% after all terms of contract and scope of work has been completed

VIII. Signatures

We, the undersigned, have read and understood this entire contract. We acknowledge that this document constitutes the entire agreement between the parties. This contract is not binding upon the remodeling contractor or the property owners until it is signed by all parties.
